The «Home II» It's over. Long live it «My Home III»...

As in every franchise – successful or not important especially in cinema – that respects itself, so with the program Home, the Prime Minister will rise to ECH With his third version in his bags...
In unsuspected time, himself Kyriakos Mitsotakis had implied the development of the program that has so far allowed more than 23,000 households to have their own home.

The National Strategy for the Housing Policy 2026-2035, which has been approved and is the government road map for the next decade, includes as a new proposed measure «Extension Program My Home». Indeed, it has a budget of EUR 500 million with about 16,000 potential beneficiaries.

The 3rd version will have – and must have – changes as the previous two may have closed positively, but they have placed obstacles and restrictions that the government wants to limit.

One of them is the age of the houseThe «MY HOUSE II» did not allow the purchase of a house built after 2007 (in addition to the restrictions on value, up to 250,000 euros and the surface up to 150 sq.m.) resulting in a significant contribution in some areas to a large price increase due to the limited number of properties meeting the criteria. One of the changes should be considered the opening of the perimeter by removing or moving further after the cutter.

Of course, on the table are the most flexible income criteria to expand and the perimeter of the beneficiaries. Changing the age criterion up to 55 years is less likely to change as targeting is mainly in young people, couples and families who find it difficult.

Financing

The new way described in the National Strategy and could be applied to «MY HOME III» provides instead of a direct interest subsidy from national or Community resources, providing tax reliefs to financial institutions where they grant housing loans at a reduced interest rate to eligible beneficiaries.

In this way, it is intended to create a More permanent mechanism for cheap housing loans, which will not depend solely on exceptional European financial resources.

All this and while «MY HOUSE II» closed with signature 14.114 loans total height EUR 1.54 billion, and through the programme, real estate markets worth more than EUR 2.15 billion were mobilised. The average approved loan was EUR 120,400 and total public support reached EUR 943,2 million.

Two out of three beneficiaries had an income up to 24,000 euros and the average age was 38 years. 37% of the homes acquired were outside Attica and Central Macedonia which shows that the project had and strong regional footprint.
