The new Property Owner Register (MIDIS) is launched in April, with AADE calling 7 million owners to check their data through myAADE. The platform displays three tabs per property with data from tax, land register and other operators. Owners must associate ATAK with KAEK and confirm square, address, rights rates and actual use from over 60 categories. The statement of lease data on rental properties is mandatory, while the system automatically indicates any discrepancies for correction.

Within April, the new Real Estate Property Register (MIDIS) is launched, marking a significant change in their properties and management.

ADE calls about 7 million owners to check and, if necessary, correct the data that depicts their property situation.

Declaration on immovable property

At the same time, the landscape for parcels and cultivated areas is clarified, as the relevant data will be used by AADE in the calculation of subsidies and in particular the October advance.

With the activation of the platform, more than 7.1 million owners, natural and legal persons, should enter the new system through their personal codes in myADE. There will automatically appear all the properties they possess, concentrated in a single database.

For each property, the user will see three separate tabs with pre-filled data for checking and confirmation. The platform will indicate any deviations, enabling the owner to choose which data is correct and to register the corrections.

Of particular importance is the correct declaration of actual use of the property, which is compulsory

The first tab will show the data declared to the tax office, such as VAT, surface, use and electricity. In the latter, data based on a Land Register (CEC, area, rights), while in the third, information will be collected from other sources, which will be gradually enriched through interconnection with additional operators.

The owner is invited to associate the Property Identity Number (ATAK) – the eleven-digit code assigned by the ADE – with the 12-digit National Land Register Number (CAEC), attributed during the cadastralisation. Any discrepancy will automatically appear for correction.

Declarations and obligations

For each property the identity, address, percentage and type of right (full ownership, fine ownership, profit) and the basic technical characteristics (category, surface, technical data) must be confirmed.

Special attention is required in square meters, as differences between statements in E9/ENFIA, Land register, statements of settlement or legalisation and details of municipalities will be identified through MID. In addition, the data obtained from other operators, such as the electricity supply numbers from the DEDGE, should be checked.

Of particular importance is the correct statement of the actual use of the property, which is compulsory. The owner should choose between more than 60 categories, such as industrial, rural, residential and others. Each property must be classified as a privately owned, rented, vacant, free of charge, professional space or cultivated area.

If the property is declared to be leased, the information of the lessee, the amount of the lease, the duration and the type of lease should be recorded. Any discrepancies with tax data will be automatically marked by the platform. However, relative flexibility is envisaged in the initial phase, while at the same time «Run» and other tax obligations, such as income declarations 2025 and the registration of the bank account for rent payment from 1 April.
