The five apartment buildings, one within a few meters of each other, along the perimeter road at Cantorgan Square, belong to the collection «Cadogan Square Collection». According to information from real estate agents involved in finding clients for the 5 properties of Cantorgan, the Dimitrios Panagopoulos He died suddenly. And his wife, Sandra, prefers to sell the Victorian architectural diamond mine that was inherited from her.

Architecture

The apartments within the five-storey apartment buildings were intended for the urban class, otherwise the newly rich of the time – a demeaning designation that was not only valid metaphorically, but literally. However, the Lord Cantigan had correctly read the spirit of the period, with the profound transformation that was involved in the social stratification of the United Kingdom due to the Industrial Revolution.

So the bourgeoisie, who quickly put aside the traditional aristocracy of landowners, rushed to reside in the newly built, comfortable, airy apartments, overlooking Cantorgan Square and with amenities considered state-of-the-art in the west of the 19th century.

Reflecting the spirit of the thirsty urban class for success, the estate array in Cantorgan presents a remarkable paradox: apartment buildings bear strong similarities, but not one is an exact copy of the next one or any other. Like their tenants, who sought to dwell where appropriate, where they belong on the basis of their status and economic comfort, while at the same time they were not homogenized.

The differentiation through the similarity in Cantorgan was achieved by mixing different variations of the Victorian style of architecture. Decorative details using ceramic reliefs, the addition of elaborate patterns and large windows captured the eccentric experiments of various distinguished London architects during the last two decades of the 19th century, such as William Young, J. J. Stevenson and J. T. Robinson.

The result was the red apartment buildings, a sample of a transformation of the classical Victorian school, which stayed in the history of architecture with the style names «Queen Anne Revival», «Pont Street Dutch» et al.

Protection and respect

The Cantorgans showed rare devotion, to a degree of worship, for the area bearing their surname. Particularly the founder of the district, the 5th Lord Cantorgan, had provided for his ambitious residential plan to be integrated into a specific urban approach which provided that reconstruction would be developed on the basis of strict and inviolable specifications: arrays of apartment buildings with luxurious apartments, but built around large parks and green areas.

He saw independent urban domes, which by definition would prevent the chosen permanent residents from the city's noise and market disturbance – regardless of whether in 1880 London was decades away from what we mean today as bustling, often chaotic, metropolis.

In 1931 the garden of Cantorgan Square joined a wider protection program for London's green spaces, while since 1971 the district's buildings were classified as preserved.

Therefore, the systematic and persistent care of the Cantorgans prompted local public bodies to take the necessary initiatives to double its protection: by prohibiting further construction at the expense of green and open spaces, but also by draconian limitation of uses.

The exclusive use of real estate for habitation contributed to Cantorgan never losing her original color and commercial value. Which is confirmed by the fact that Cantorgan Square and around it constitute one of the most expensive markets real estate in Britain. For example, the average selling price of an apartment in the region is EUR 3.8-4 million.

The properties Panagopoulos

The twin apartment building on Cantorgan Square 27-29 is the largest of the properties included in the portfolio «Cadogan Square Collection». However, the apartment building of Cantorgan Square 27-29 includes seven apartments and a mews house, which is located on the back of the building, on Pavilion Street, as the building is through and through, covering the entire width of the block.

Και αν υποθέσουμε ότι ο νυν κάτοχος αναζητά τον αγοραστή που θα καταβάλει συνολικά 187 εκατ. λίρες για την πεντάδα των ακινήτων επί της πλατείας Κάντογκαν, με έναν πολύ πρόχειρο υπολογισμό και κατ’ αναλογία προς το σύνολο, η πολυκατοικία 27-29 θα πρέπει να πωληθεί προς περίπου 75 εκατ. λίρες, ήτοι 88 εκατ. ευρώ.

Στάβλοι-μεζονέτες

Η ειρωνεία της ιστορίας έγκειται στο ότι η αρχική αξιοποίηση της περιοχής Κάντογκαν αποσκοπούσε στη δημιουργία μιας συνοικίας που θα ικανοποιούσε τις απαιτήσεις, τις ανάγκες και το γούστο της ανερχόμενης μεσαίας τάξης. Μιας κατηγορίας πολιτών του Ηνωμένου Βασιλείου που διεκδικούσαν δυναμικά τον δικό τους ζωτικό χώρο στο κοινωνικοοικονομικό πεδίο, έχοντας αποκτήσει ισχύ και κύρος χάρη στον πρωταγωνιστικό ρόλο που διαδραμάτισαν στη Βιομηχανική Επανάσταση.

Τότε, δεδομένης και της τεχνολογίας της περιόδου, όταν ακόμη ο ατμός και οι ιππήλατες άμαξες κυριαρχούσαν, τα mews houses ήταν τα απαραίτητα, τηρουμένων των αναλογιών, «πάρκινγκ». Στάβλοι, δηλαδή, οι οποίοι όμως διαχωρίζονταν από την κύρια κατοικία, για λόγους υγιεινής, πρακτικότητας αλλά και αισθητικής.

Σήμερα, τα mews houses, ακριβώς όπως αυτά που βρίσκονται στην πίσω πλευρά των πέντε ακινήτων τα οποία συναπαρτίζουν την «Cadogan Square Collection», είναι από τα πιο περιζήτητα διαμερίσματα – ή, μάλλον, μεζονέτες. Αγνώριστα σε σχέση με το μακρινό πλέον παρελθόν τους, οι πάλαι ποτέ χώροι ανάπαυσης των αλόγων και συντήρησης των αμαξών έχουν μετατραπεί σε λαμπερά, μοδάτα, σύγχρονα χρυσωρυχεία για το λονδρέζικο real estate.

Βεβαίως, ένα ακίνητο στην Κάντογκαν δεν συνοδεύεται απαραιτήτως από mews house ή ανελκυστήρα, όπως αυτό στον αριθμό 27-29. Το δεύτερο της συλλογής, στον αριθμό 35, είναι αρκετά μικρότερο από τη διπλή πολυκατοικία και αποτελείται από τρία διαμερίσματα με δύο υπνοδωμάτια, ενώ τα υπόλοιπα τέσσερα διαθέτουν μία, τρεις και τέσσερις κρεβατοκάμαρες.

Στο πλαίσιο προώθησης της συγκεκριμένης, επίσης πενταώροφης και επίσης υπεραιωνόβιας πολυκατοικίας, οι κτηματομεσίτες τονίζουν ότι υπάρχει η δυνατότητα περαιτέρω επέκτασης των προς εκμετάλλευση χώρων – ασφαλώς κατόπιν ορισμένων εργασιών για την τροποποίηση της διαρρύθμισης.

Μεγάλο πλεονέκτημα για το συγκεκριμένο ακίνητο συνιστούν η άδεια οικοδομικών εργασιών που έχει ήδη εξασφαλιστεί, καθώς και η έγκριση από τους αρμόδιους φορείς για την εγκατάσταση εξωτερικού ανελκυστήρα. Κατ’ εκτίμηση, τα ενοίκια που μπορεί να παίρνει ο επόμενος ιδιοκτήτης του κτιρίου στο νούμερο 35 της πλατείας Κάντογκαν υπερβαίνουν το 1,3 εκατ. ευρώ τον χρόνο.

Και για την πώληση, η διαπραγμάτευση δεν αναμένεται να ρίξει την τελική τιμή κάτω από τα 35 εκατ. ευρώ, ασχέτως αν το εν λόγω ακίνητο είναι το μικρότερο του χαρτοφυλακίου «Cadogan Square Collection», με συνολική επιφάνεια 851,36 τ.μ.

Το χρυσωρυχείο

Οι υπόλοιπες τρεις βικτωριανές πολυκατοικίες ιδιοκτησίας του κ. Παναγόπουλου και της οικογένειάς του κατατάσσονται ανάμεσα στις δύο προηγούμενες. Τα κτίσματα διαφοροποιούνται ως προς τον αριθμό των διαμερισμάτων και την ύπαρξη ή όχι mews house, εγκατεστημένου ή εγκεκριμένου ανελκυστήρα κ.ο.κ. Και τα τρία, πάντως, είναι εξίσου περιζήτητα και, οπωσδήποτε, περιβεβλημένα με τη μοναδική αριστοκρατική αίγλη του παλιού Λονδίνου.

Αναλυτικά, το ακίνητο επί της πλατείας Κάντογκαν 39, απέναντι από την κύρια είσοδο του πάρκου, περιλαμβάνει έξι διαμερίσματα και ένα mews house, με συνολικό εμβαδόν 1.000 τ.μ. Η εβδομαδιαία ενοικίασή του μπορεί να αποδώσει περίπου 24.500 ευρώ και η ετήσια πάνω από 1,2 εκατ. ευρώ. Επιπλέον, στην υπογεγραμμένη κρατική άδεια για τις οικοδομικές παρεμβάσεις έχει προβλεφθεί μια αξιοσημείωτη διεύρυνση των κατοικίσιμων χώρων, στοιχείο που δυνητικά αυξάνει την αξία του οικήματος.

Το τέταρτο ακίνητο της συλλογής Παναγόπουλου βρίσκεται στον αριθμό 47 της πλατείας Κάντογκαν, είναι συνολικού εμβαδού 948 τ.μ. και περιλαμβάνει έξι διαμερίσματα και ένα mews house. Η τελευταία ανακαίνιση, με σοβαρές παρεμβάσεις στη διάταξη των εσωτερικών χώρων, ολοκληρώθηκε μόλις προ τριετίας. Εξ ου και το προσδοκώμενο έσοδο από την ενοικίαση της συγκεκριμένης πολυκατοικίας υπολογίζεται σε 1,45 εκατ. ευρώ τον χρόνο.

Τέλος, το οικοδόμημα της Κάντογκαν στον αριθμό 51 έχει συνολική επιφάνεια 1.200 τ.μ., περιλαμβάνει επτά διαμερίσματα και ένα mews house, με δυνατότητα να εκμισθωθεί αντί 28-30.000 ευρώ ανά εβδομάδα ή 1,5 εκατ. τον χρόνο. Με τη σχετική αδειοδότηση ήδη να έχει εξασφαλιστεί από τον περασμένο Ιανουάριο, το ακίνητο στην παρούσα φάση τελεί υπό εκτενή αναδιαμόρφωση, το οποίο σημαίνει ότι μετά το πέρας των εργασιών η αξία του θα έχει πολλαπλασιαστεί.
