From the top floor of Riviera Tower Athens looks different. The Acropolis, the Saronics, the Marina of Agios Kosmas, the subterraneanization of Poseidon Avenue, the Metropolitan Park that is formed and the whole of the great reconstruction of the Greek region reveal from above the extent of an investment that evolves simultaneously into dozens of construction sites. The image of 200 meters does not only impress the view, but reflects the size of a project that a few years ago only existed in models, digital illustrations and technical drawings. Today, the highest residential skyscraper ever built in Greece and the highest seaside «green» A residential tower in the Mediterranean passes through the phase of the carrier organization to complete its residences.
The route however did not start with the excavations. According to data provided by the LAMDA Development started in August 2022, when the building permit was issued, after one of the most complex licensing procedures that have been carried out for private work in Greece. Thousands of projects were needed to complete it, as well as approvals from many ministries, independent authorities and technical bodies.
Already then it had become clear that it was not an ordinary building. THE Riviera Tower was from the beginning an investment with international characteristics, both in design and in the organization of construction.
The architectural design was assigned to the internationally renowned Foster + Partners, in collaboration with the Alexander Tobias office. The static and electromechanical studies were prepared by British Buro Happold, with the participation of Greek technical companies, while the Bouygues Bâtiment International and AKTOR consortium was built. The real challenge, however, began when plans had to be transformed into a project.
In October 2023 the foundation of the tower was completed. The installation of 300 stakes 1.5 meters in diameter at a depth of 35-50 meters was preceded and the longest continuous concrete ever carried out in the country followed. For more than 40 hours, without interruption, eight concrete pumps, more than 120 barrels and over 1,000 routes fed the construction site with about 7,500 cubic meters of concrete and 1,760 tons of armament. The foundation system, as noted, was designed with standards used in some of the world's highest towers, such as Burj Khalifa and Petronas Towers, confirming that the project's technical requirements far exceeded those of a conventional building.
From there on, Riviera Tower began to grow almost in front of the people of Athens. In the spring of 2024 the first floors began to be distinguished by Poseidon Avenue. In April the fourth floor plates had been completed, while the two central lift and stairwell cores had already reached the eighth. Month by month, summer and winter, the tower changed the image of the coastal front, until February 2026 reached the 42nd floor and today, upon completion of the carrier organization, to 200 meters.
The construction of the Riviera Tower is also a test of the potential of the Greek construction market. According to official data published, more than 100 different specialties, dozens of subcontractors and over 20 engineers work together daily. Civil engineers, architects, engineers, electricians, façade engineers, energy simulation experts, BIM specialists, digital design experts, automation, sustainability, microclimatic analyses and quality control work in a common digital environment, using modern design and management technologies that up to a few years ago were mainly applied to major international projects.
However, apart from its technical and construction footprint, Riviera Tower is one of the most important bets of the Greek real estate market. The interest of the buyers was already evident from the early stages of the project, when the tower existed only in drawings and photorealistic illustrations, as the residences as officially announced were placed on the market before the construction began. Today, as the bearing organization is completed and the project passes into the phase of electromechanical installations, views and internal configurations, the construction site gradually changes character. Cranes and crews continue to dominate, but there are now people next to them who will live in the building in a few months.
Of the people who have lived this entire route are engineers who have been in the work since the first day. Where a few years ago they watched the excavations, foundation and elevation of the bearing organism, they now welcome future owners of the houses. These visits now have different content. Discussions as noted do not only concern concrete, cranes or timetables, they concern the everyday life of people who will reside in the tower. Owners are informed about the development of the work, examine the options they have for the interior configurations of their homes, choose material and functional solutions, always within the limits of architectural design and technical specifications of the project.
Το γραφείο doxiadis+ έχει αναλάβει τον σχεδιασμό των φυτεύσεων και του περιβάλλοντος χώρου του Riviera Tower. Όπως περιγράφεται στον σχεδιασμό, η μεσογειακή βλάστηση, το υδάτινο στοιχείο και το φυσικό φως συνδυάζονται αρμονικά στον σχεδιασμό του έργου, δημιουργώντας μια σύνδεση ανάμεσα στο κτίριο και το φυσικό του περιβάλλον. Οι φυτεύσεις βασίζονται κυρίως σε γηγενή είδη με περιορισμένες ανάγκες άρδευσης, συμβάλλοντας στη δημιουργία ενός ευνοϊκού μικροκλίματος και ενισχύοντας τον βιοκλιματικό χαρακτήρα του Riviera Tower, σε πλήρη αρμονία με το μεσογειακό τοπίο. Ο σχεδιασμός του δίνει έμφαση στη μειωμένη κατανάλωση ενέργειας, στην ορθολογική διαχείριση των υδάτινων πόρων, στη μείωση του ανθρακικού αποτυπώματος και στη δημιουργία ενός ποιοτικού μικροκλίματος για τους κατοίκους. Η πιστοποίηση LEED Gold ενισχύει περαιτέρω τις περιβαλλοντικές του επιδόσεις, συμβάλλοντας στη μείωση των εκπομπών διοξειδίου του άνθρακα και της κατανάλωσης πόσιμου νερού.
Η κατασκευή όπως του Riviera Tower δεν έχει περιοριστεί μόνο στο τεχνικό και επενδυτικό της σκέλος. Από την πρώτη παρουσίασή του, το έργο προκάλεσε ευρύτερο δημόσιο ενδιαφέρον και άνοιξε μια συζήτηση γύρω από τον τρόπο με τον οποίο εξελίσσεται ο αστικός χώρος της Αθήνας, τον ρόλο των νέων αρχιτεκτονικών τοποσήμων και τη σχέση τους με το υφιστάμενο τοπίο της πόλης. Όπως συμβαίνει συχνά με έργα αυτής της κλίμακας, διατυπώθηκαν διαφορετικές προσεγγίσεις και απόψεις, ένας διάλογος που αναμένεται να συνεχιστεί καθώς η ανάπλαση του Ελληνικού προχωρά.
Εκείνο που δεν αμφισβητείται είναι το μέγεθος του τεχνικού εγχειρήματος. Για πρώτη φορά στην Ελλάδα υλοποιείται ένας οικιστικός ουρανοξύστης αυτού του ύψους, με διεθνείς προδιαγραφές, αξιοποιώντας τεχνογνωσία από μερικές από τις μεγαλύτερες εταιρείες του κόσμου, σύγχρονα ψηφιακά εργαλεία σχεδιασμού, προηγμένα συστήματα διαχείρισης έργου και αυστηρά πρότυπα βιωσιμότητας και ασφάλειας.
Όπως έχει επισημάνει ο διευθύνων σύμβουλος της LAMDA Development, Οδυσσέας Αθανασίου, στόχος ήταν η δημιουργία ενός αρχιτεκτονικού τοποσήμου διεθνών προδιαγραφών, με επίκεντρο το πράσινο, τη βιωσιμότητα και την ποιότητα ζωής. Η ολοκλήρωση του φέροντος οργανισμού αποτελεί ένα ακόμη βήμα προς αυτή την κατεύθυνση, χωρίς όμως να σηματοδοτεί το τέλος της διαδρομής.
Μέχρι την παράδοση του Riviera Tower το καλοκαίρι του 2027 απομένει ακόμη σημαντικό κατασκευαστικό έργο. Ωστόσο, για τους εκπροσώπους του Τύπου που επισκέφθηκαν την περασμένη εβδομάδα την κορυφή του πύργου, ήταν εμφανές ότι το έργο έχει ήδη περάσει σε μια νέα φάση, από ένα μεγάλο εργοτάξιο μετατρέπεται σταδιακά σε έναν τόπο κατοικίας.
Από τα χιλιάδες σχέδια της αδειοδότησης, τις εκσκαφές, τη θεμελίωση, τη μεγαλύτερη συνεχόμενη σκυροδέτηση που πραγματοποιήθηκε ποτέ στην Ελλάδα, τον τέταρτο, τον όγδοο και τον 42ο όροφο, μέχρι την κατάκτηση των 200 μέτρων, ο Riviera Tower δεν αφηγείται μόνο την ιστορία ενός κτιρίου. Αφηγείται την ιστορία μιας επένδυσης που δοκιμάζει τις δυνατότητες της ελληνικής κατασκευαστικής αγοράς, φέρνει νέα τεχνογνωσία στη χώρα, κινητοποιεί εκατοντάδες επιστήμονες, μηχανικούς και τεχνικούς και, πριν ακόμη παραδοθεί, συνθέτει το δημόσιο διάλογο και αρχίζει ήδη να αποκτά το σημαντικότερο στοιχείο κάθε πόλης, τους ανθρώπους της.
