Maybe Metro Line 2 connects Anthoupoli with the Greek for an investor real estate But its route passes through markets with completely different characteristics.
In some centres, where the purchase costs remain relatively low in relation to rents, the gross return exceeds 6%. A few kilometers further south, as house values rise faster than rents, it even retreats below 3%.

This is the basic conclusion derived from the ReDataset data for the dwellings around the stations of Line 2. The average gross yield along the line is formed at 4.9%, but behind this average there are very large deviations.
In Attica it reaches 6.4% and in Larissa Station 6.3%, while at the other end Agios Dimitrios is at 2.8%, Alimos at 2.9% and Greek at 3%.
The picture becomes even more characteristic if the yields add the current level of prices requested to the housing market.

Indomio's latest information available for August 2026 shows that the average sales price is 2,828 euros per sq.m. and the requested rent is 12,51 euros per sq.m. per month. In the southern suburbs, on the other hand, the average sales price rises to 4,206 euros per square meter, while the rent is set at 14,08 euros per square meter.
In other words, passing from center to south, the cost acquisition of a property increases much more than the income it can secure through long-term lease. And just this deviation largely explains why performance is compressed as Line 2 heads towards the most expensive areas.
Because Attica and Larissa Station exceed 6%
At the top of the ranking is Attica with a mixed yield of 6.4%, followed by the Larissis Station with 6.3%. These are two areas where there is still a relatively lower cost of entering the housing market, while demand for leases keeps rents at levels capable of supporting higher returns.
The image of the wider zone is indicative. In Patisia the average sales price requested in August is €1.763 per sq.m. and the rent is €9.39 per sq.m., while in Patissia – Acharnon Avenue the sales price is €1.798 per sq.m. and the rent is €9.70. In Sepolia – Skouze the market moves higher, at 2,91 euros per sq.m., with a requested rent of around 10 euros per sq.m.

This means that the investor can still find housing at prices significantly lower than the average in Athens, without the difference in rent being correspondingly large. This relationship works in favour of income performance and is the main reason why the centre-west track of Line 2 appears so high in the ranking.
The following are Omonia and Metaxorgy, where the performance is formed at 5.8%. And here the point that makes the difference is that, despite the significant rise recorded in recent years in values, prices are still well below the premium markets of the historic centre and southern suburbs. It is typical that in the wider Gazi – Metaxourgeon – Botanical region the average price requested has now reached 2,794 euros per square meter, even recording an annual increase of 17.7%.
A few stops is enough to change the equation.
The image is overturned as the line approaches the most expensive part of the historical center. In the Constitution mixed performance is limited to 3.4%, while in the Acropolis it is located at 3.6%.
The lowest return does not mean that these regions do not have a strong wage demand. On the contrary. The center of Athens remains one of the most expensive rental markets, with an average price of 12.51 euros per sq.m., while in individual premium zones the levels are significantly higher. The problem, from the point of view of efficiency, lies in the denominator, at the much higher market value.

Thus, an investor who buys in a Constitution or Acropolis pays an important premium for location, tourist demand, the rarity of the available product and the expectations of maintaining or further enhancing value. However, the rent does not rise at the same rate as the purchase price, resulting in income return falling.
This is exactly how misleading it can be «near Metro» as the sole investment criterion. Access to the same network adds value to all areas, but the market has already incorporated this value in prices in a completely different way from station to station.
To the south the market plays on other terms
The diversification becomes even stronger after the center, as Line 2 passes into the markets of the southern suburbs. There the investor now faces much higher housing values, while rents, although more expensive, do not follow the same intensity.
In Agios Dimitrios, where the lowest yield of the analysis is recorded, at 2.8%, the average sales price requested has reached 3,373 euros per square meter in August 2026, increased by 8.1% compared to a year earlier. The rent requested is at EUR 10.47 per square meter, having also increased significantly, by 9.1%.

Differences are great even within the same municipality. In the center of Agios Dimitrios the average price requested has risen to 3.691 euros per sq.m., while the rent is 10.74 euros per sq.m. In fact, sales prices in this part of the region appear to be increased by 11.5% annually and rents by 16.6%.
Practically, based on the average prices of the municipality, a residence of 70 sq.m. in Agios Dimitrios corresponds to around 236,000 euros, while the monthly rental is around 733 euros. It is, of course, an indicative reduction rather than a real transaction price.
Greek reveals the big gap
The most typical example of how high values compress performance is at the end of the line. In Greek, mixed performance is limited to 3%, although it is one of the most powerful housing markets in Attica.
In August 2026 the average sales price requested to the municipality had reached 5,717 euros per square meter, increasing 7.1% within a year. The average rent requested is €15.45 per square meter, with an annual rise of 2.1%.
Averages, in fact, hide much more expensive small markets. In Lower Greek the price is 7,366 euros per sq.m. and the rent is 21,45 euros per sq.m., while in Upper Greek 7,148 euros and 21,23 euros respectively are recorded. In the Olympic Facilities – Airport area the average price is 6,852 euros per sq.m. and the required rent at 20.93 euros. In Sourmena values decline to 5,401 euros per sq.m., while in Agia Paraskevi Greek at 4,025 euros.

At the level of example, a 70 sq.m. apartment based on the Greek average now corresponds to a claimed value of around 400,000 euros and a requested rent of around 1,080 euros per month. In Lower Greek, if the same simple reduction is made, 70 sq.m. exceeds 515,000 euros in requested value, with the corresponding rent approaching 1,500 euros.
Here lies the essence of comparison. Greek is not a market in which the investor is placed solely in search of high current wage return. The great development of the former airport, the transformation of the Athenian Riviera, the new residential and commercial product and the expectations of further goodwill have already passed to a significant extent on the desired values of the region. This increases entry costs and, by extension, forces mixed performance.
Two different investment strategies on the same line
Line 2 thus ends up operating almost as an intersection of the Athens home market itself. In one part there are areas such as Attica, Larissa Station, Omonia and Metaxorgy, where the lowest entry price combined with wage demand keeps returns close to or above 6%.
In the other there are markets such as the Constitution, the Acropolis and especially the southern suburbs, where the buyer pays a much higher price for location and prospects of goodwill. The difference can also be seen at the wider level of the market: in August the average price requested in the southern suburbs was 4.206 euros per sq.m., compared to 2,828 euros in central Athens, i.e. about 49% higher. In rents, however, the corresponding difference was much smaller, with 14,08 euros compared to 12,51 euros per square meter, about 13%.

This explains why two properties served by the same Metro line can be completely different investments. In Attica the issue can be mainly the highest current performance. In Greek, however, the investment bet is more linked to the quality and rarity of the site and to the expectation of future goodwill.
The yields relate to the elements of the initial analysis for Line 2, with value filters 600-10,000 euros/sqm, year 1960-2026 and surface 20-250 sq.m., for apartments and maisonettes, excluding auctions. The additional sales and rental prices are average Indomio prices for August 2026. These are different data series and the latter are used to capture the current image of individual markets rather than to recalibrate returns.
