On the way to Parliament takes the new arrangement that brings back two rents a year without income criteria to about 50,000 doctors, nurses and teachers who serve «off-site» in the district. The measure is permanent and has been applied retroactively since 2025. This means that the employees who reside in a rented residence away from their permanent residence, with the exception of those serving in Attica and Thessaloniki, will see in their bank account, within 2026, an amount corresponding to three monthly rentals.

The first payment will be made in the early summer. It concerns the second last year's rent entitled to rent paid in 2024. The following two amounts corresponding to the rents of 2025 will be paid in November, together with the annual reimbursement of a rent applicable to all beneficiaries of the measure.

Aid for approximately 50,000 public officials is granted without income criteria, with the aim of acting as an incentive to stay and attract staff, in areas where significant staffing and housing problems are recorded.

The coverage of the measure concerns the whole country, except Attica and Thessaloniki, provided that the rented residence is located in the same Regional Unit as the place of service of the beneficiary.

Amounts

The maximum amount to be received by the beneficiaries shall be EUR 800 for the main residence, with an increase of EUR 50 for each dependent child.

At the same time, a ceiling shall be set so that each refund shall not exceed 1/12 of the total annual rent expenditure declared to the AADE in order to reflect the actual monthly rent.

To receive the maximum amount, the monthly rent should exceed EUR 800 and be paid throughout the year. In the case of successive leases, account shall be taken of the total amount paid.

How to make payments

Retrospective payment of a rent relating to the year 2024 will automatically be made, without the need to submit an application, on the basis of the tax declaration submitted by the beneficiaries in 2025.

In order to make the double return of the rent in November 2026, it should:

¢ The Statement of Rental Information Data («Salary») for the property.

¢ Please indicate the number of this declaration in the 2025 tax declaration submitted by 15 July 2026. If the lease is amended, the number of the last lease declaration shall be indicated.

More tenants

With the new support measures of 500m euros recently announced by the government using the 2025 superplus, the number of tenants entitled every November to return a rent with the total number reaching 1 million households is increasing. The income limit for single persons without children is increased from 20,000 to 25,000 euros, for married persons, from 28,000 euros plus 4,000 euros per child, rising to 35,000 euros with an increase of 5,000 euros per child. For single-parent families, from 31,000 to 39,000 euros, with an increase of 5,000 euros for each child after the first.

Electronic payment

At the same time, as of 1 October 2026 the electronic payment of rent through bank transactions becomes compulsory. Cash payments will not be recognised taxly, resulting in tenants not entitled to return rent and property owners losing the 5% discount for maintenance costs applied to rent income.
