The Airbnb apartments in the capital have not only brought to despair the tenants who seek home and do not find but also 12 owners in an apartment building in the east Thessaloniki.
The case began in 2025 when its owner semi-basement 355 squared, of this apartment building, decided and proceeded – without as they say getting approval from the owners of the apartments and in breach of its statutes apartment building– to create eight apartments for use short term lease.
The 12 owners appealed to Justice by denouncing semi-basement owner Space that it made a series Building actions By thus violating Statute of the apartment building, which she had agreed to by signing it even before a notary while pointing out that the apartment building was built to operate 19 and not 27 apartments!
In their lawsuit the 12 owners report that his owner semi-underground to manage to turn the space into eight dwellings He reached the point of digging up the flat of the apartment building apparently to increase the height of the semi-underground apartments so that these were functional.
There was a short circuit on the PPC table.
The 12 messengers describe in detail all the interventions carried out by the owner of the semi-basement resulting in as they say to deform the appearance of the apartment building but also to present important operational issues.
«But since each apartment has its own kitchen, the defendant also constructed eight ventilation systems with which it equipped each apartment, i.e. eight pipes connected to the absorber of each apartment and end up on the exterior walls of the building, resulting in its external face being deformed, after being pierced in different places for this reason. Due to this movement lower than the floor of the basement (groundboard), the defendant was forced to build a structure that has the characteristics of the cesspool, in the rear lawn of the building, to serve the needs of its eight newly created apartments, so that these sewages could be collected, which it connected to the central sewerage, where they are channelled. Due to their elevation difference, it placed an internal and mechanism for lifting and extruding waste water from the constructed cesspool to the central drainage, with all that this entails in terms of causing noise, especially in the lower floor compartments, but also a functional burden on the building’s central drainage. Finally, the defendant moved the entrance of the semi-basement space located in the green of the building to another point and in order for the apartments to enter natural light, constructed windows, which alter the rear and side faces of the building, that is, those seen in the grass, but also in the facade of the building and changed the dimensions of all existing windows. It also placed eight air conditioning units, six of which were
That is what the 12 owners who had made clear as they say to the owner of the semi-basement that they do not consent to her actions by asking «immediately abolish any illegal construction and restore the damage to the common parts of the building» and be ordered not to operate the apartments as short term lease. The creation of the 8 short-term lease apartments in the semi-basement led as the owner says to make an increase in voltage on the PPC table but as reported by this action «was caused very recently by a short circuit of sparks and smoke, resulting in the burning of the wires in the table, hence our protest to the TENDE».
«We don't know who's in and out of our apartment building.»
However, in addition to the construction interventions as the complainants have pointed out. 12 owners, by converting the semi-basement into eight compartments They don't know who's in and out of the apartment building. «We have noticed that individuals completely unknown to us who are dragging suitcases enter and go into the ownership of the opposing party, wandering in the grass of the building, which is annoying to us and causing fear and reasonable concern» Report.
The case was discussed at the one-member Court of First Instance of Thessaloniki and as quoted in protothema.gr by the lawyer of the 12 owners of the apartments, Mr Christina Soterakoglu «the plaintiffs of the lawsuit claimed and proved that a complex of 8 studios was created while before it was a semi-basement for professional use».
