One out of three residences Greece is vacant. For anyone seeking a home and counting how much of his salary will absorb the rent, the number sounds almost odd. If there are so many empty houses, why does seeking affordable housing remain so difficult?
A critical answer gives IOBE. Houses left empty are not necessarily where they are missing. In Attica, where demand is stronger, the percentage of vacant dwellings is the lowest in the country. On the contrary, much of the inactive reserve concerns holiday and secondary residences in the district.
The address makes a difference
An empty house in an area with limited demand is counted on the national reserve of vacant dwellings. However, it cannot cover the need of a worker seeking a residence near his work in Athens.
The narrowness of the offer also meets the difficulty of financing the housing market
As IOBE observes, the inactive stock is often where the need is smaller. At the same time, the concentration of economic activity in Attica also brings together demand. Reducing the average size of households adds yet another requirement to buy housing. More smaller houses.
Therefore, the total number of vacant homes does not in itself reflect how much they can meet the needs of prospective tenants. Other factors are added to the pressure on the offer. The IOBE refers to the dwellings available for short-term lease, but also to hundreds of thousands of properties which, as the legacy of «red» loans remain in a regulated or auction scheme. These categories are not identical to vacant dwellings. However, they make up a market in which a significant part of the stock is not readily available to house households.
At the same time, construction activity recovers from the deep fall of the crisis period, without investment in housing as a percentage of GDP reaching the European average. The increased cost of materials, energy and funding makes it difficult to add new homes and burden their final cost.
