Increase in prices rent housing by 3.8%, throughout the territory, is recorded in 2026, compared to last year, according to data from REMAX Greece, which confirms the increased demand for housing and the limited supply of real estate.
The picture of the rent market in 2026, in 124 regions of the country, as shown by the figures of the leases made through REMAX Greece, shows that there is high demand for quality properties.
The improvement of infrastructure and living conditions in various regions of the country through the upgrading of transport, the creation of parking spaces, the operation of existing and new metro stations, green spaces, etc., create conditions for price increases.
The AtticaFor another year, it is starring in the upward trend in rent prices, with the average rise being 4.3% compared to last year. However, the picture is not significantly different from the rest of Greece, where prices increased by 4%, while in the Thessaloniki The rise was milder, at 3%.
Of all 124 areas included in REMAX Greece's research, over 30 show an average rent of 10 euros per square meter and above.
The title of «champion» They share Kolonaki, Old Thessaloniki Beach and Santorini, where the average rent is set at 14 euros per sq.m.
It is worth noting that in Kolonaki and Old Thessaloniki Beach the average rent remained unchanged compared to last year. Here are Vari-Varkiza and Lycabettus, with 13 euros per square meter.

In Attica, the average rental price for housing is set for 2026 at 9.2 euros per sq.m., compared with 8.9 euros per sq.m. in 2025 showing an annual increase of 4.3%.
In particular, in areas of the Municipality of Athens and adjacent areas the average rent is now fixed at 9.8 euros per sq.m. compared with 9.3 euros per sq.m. in 2025, increased by 5.4% annually with higher rent prices recorded in Cologne (14 €/p.m.), Wolf (13 €/p.m.), New World (10.6 €/p.m.), Petroleum (10.4 €/sq.m.), the wider area of Hilton (10 €/sq.m.) followed by Exarchy 9,8 €/p.m.), Bucket 9,7 €/sq.m.), Vineyards and Painter (9.6) €/sq.m), while the lowest rental prices are located in Byron (7.6 €/sq.m.) and Patisia (7,5 €/sq.m.).
Notable is the fact that, according to REMAX Greece's real trading data, the largest rent increases in the above areas were found in Petralona (15.6%), Kipseli (14.3%), while over the average of 5.4% Lycavittus (8.3%), New World (8.2%), Byron and Neapolis (5.6%) and Ampelokipi with an annual rent growth rate of 5.5%. Rent prices in Kolonaki and the wider area of Hilton remain stable.
Northern Suburbs
In the Northern Suburbs, the average rental price for 2026 is set at 10.3 euros per sq.m., compared to 10 euros per sq.m. in 2025, showing an average annual increase of 3%.
The highest values are found in the areas:
Old Psychic and Philothei (12 €/sq.m.), Papago 11,6 €/sq.m.), Knife and New Psychic (11 €/sq.m.), Marousi 10,6 €/sq.m.), Brussels (105) €/sq.m.), Celery (10.3 €/sq.m.), while less than 10 euros per sq.m. is the average housing rent in Halandri 9,8 €/p.m.), Saint Paraskevi (9.2 €/p.m.) Galachi and Essex (9 €/sq.m) and in Dionysus (8) €/sq.m.).
Two-digit rent increases within one year are recorded in Papagou (12.6%) and in Celery (10.8%), while smaller increases were noted in Marousi (6%), Galachi (4.7%), the Saint Paraskevi (4,5%) and Knife (2,8%).
Fixed leases remain in: Brussels, Dionysus, Essex, Old Psychic, New Psychic, Philothei and Halandri.
Southern Suburbs
In the Southern Suburbs, the average price is set at 11.1 euros per square metre, compared to 10.7 euros per square metre last year, with the annual increase being 3.7% and the highest rental prices per square metre recorded in Weight – Varkiza (13 €/p.m.), Glyfada 12,4 €/p.m.), Spot and Greek (12 €/sq.m.), Alimos (11,5 €/p.m.), Old Faliro (10.7 €/p.m.), New Izmir (105) €/sq.m.) while less than 10 euros per sq.m. is the average rent in Kallithea (9,5 €/p.m.) and Argyroupoli (8.6) €/sq.m.).
On the other hand, higher average rent increases are recorded in Greek (9.1%), Weight – Varkiza (8.3%), Old Faliro (7%) New Izmir (6.1%). The rents remain stable in Argyroupoli and Spot.
Western Suburbs
Throughout the Attica region, the highest average increase in rents was recorded by Western Suburbs as the average rent rose in 2026 to 7.4 euros per sq.m. compared to 7 euros per sq.m. last year, showing an annual growth of 5.7%.
The highest average values are recorded in Heraklion (9 €/p.m.) followed by New Ionia (8) €/p.m.), Egaleo 7,3 €/p.m.), Dove 7.2 €/p.m.), Cod 6.9 €/p.m.) Saint Barbara (5.8 €/sq.m.). Similarly, higher increases were observed in Dove (9.1%), Egaleo (9%) Cod (6,2%).
Piraeus and neighbouring regions
In Piraeus and its neighbouring areas, the average rental price is set, according to the data of REMAX Greece, at 7.8 euros per sq.m., compared to 7.5 euros per sq.m. in 2025, showing an increase of 4.0%.
The areas with the highest rental prices are Pasalimani and the New Faliro (10 €/sq.m.) followed by Piraeus (9.7 €/p.m.), Kastella, the Experimental and Fresh (9,5 €/sq.m.).
On the other hand, lower housing rental prices are recorded in Pass (5.6 €/p.m.), in Keracini and Cabins (5.8 €/p.m.) and in Corridor (6) €/sq.m.).
It is worth pointing out, however, that while Korydallus has one of the lowest housing rental prices, at the same time on an annual basis he showed the highest percentage increase by 11.1%.
Notable increases have also occurred in areas: Reddi (9.5%), Keratsini (9.4%), Hatzikyriakio (7.7%), Drapetsona (5.9%) and Pasalimani (5.3%). On the other hand, prices remain stable in Piraeus, Kastella, Perama, Gallipoli and Freattyda.
Thessaloniki
In Prefecture of Thessaloniki, according to REMAX data Greece, the average rental price for 2026 is €7,7 per sq.m. compared to €7,4 per sq.m. in 2025 with the annual increase of 3,0%. The highest average rent, for another year, concerns residences located on the Old Beach and is unchanged compared to 2025 at 14 euros per square meter.
The properties located in areas of the Municipality of Thessaloniki still show the highest rents, in particular, at the Historical Center the average rental price of a residence is 11.4 euros per sq.m. and follows: New Beach (10 €/sq.m.), Upper City (9,5 €/sq.m.), Depo (9 €/sq.m.), Toumba (8.8) €/sq.m.), Whale (8.7 €/sq.m.), 40 Churches and Harilau (8.4 €/sq.m.), and Triandria (8.2 ) €/sq.m.).
As for the annual increase in rent prices, the biggest change is observed in the 40 Churches (7.7%), Toumba (7.3%), New Beach (5.3%), Faliro (4.8%), and Historical Center (3.6%).
To the north of the urban complex, the average rental price remained unchanged at 7.4 euros per square meter, with the price in Meteora being set at 7.2 euros per square meter and in Sykies at 7.6 euros per square meter.
In Western Thessaloniki, the average price was 6.1 euros per square meter, while recording the largest average annual price increase throughout Thessaloniki (5.2%). As regards prices, the highest average rent (6.8) is recorded in Naples. €/sq.m.) and following: Euosmos (6,7) €/sq.m.), Ampelokipi (6.5 €/sq.m.), Polihni (6.4 €/sq.m.), Eucardia (6.2 €/sq.m.), Oreokastro (6 €/sq.m.), Helioupoli and Stavroupoli (5.6 €/sq.m) and Eleftherios-Cordelia (5.1%).
The largest increases in the Western Thessaloniki On an annual basis, Polihni (8.5%), Abelokipi (8.3%), Stavroupoli (7.7%), Neapolis (6.3%) and Evosmos (4.7%).
In Eastern Thessaloniki, the average rental price for 2026 is 7,5 euros per sq.m. compared to 7.2 euros per sq.m. in 2025 with the rate of increase of 4.2%, while higher prices are recorded in Karabournaki (9.8 €/sq.m.), Kalamaria (8.8 €/sq.m.), Panorama (8.5 €/sq.m.), Pylea (8.2 €/sq.m.) and Thermi (8 €/sq.m.), while the lowest are located in the Rev. (4.2) €/sq.m.), New Machine (5 €/sq.m.), Perea (6.8 €/sq.m.), Byzantium (7.7 €/sq.m.) and Kifisia (7.9 €/sq.m.).
Regarding rent increases, the largest annual change was presented by Thermi (14.3%) and followed by New Machines (8.7%) and Renovation (5%).
Balance of Greece
In the region, the average rent price was €7.8 per square meter, with the annual increase of 4%, compared to last year.
The highest average rent is recorded in Santorini (14 €/p.m.) followed by Mykonos and Naxos (12 €/sq.m.), Paros and Rethymnon (11 €/p.m.), Volos and Chania (10 €/sq.m.).
Under 10 €/sq.m., the average rents are formed in Heraklion (8.5 €/sq.m.), in Larissa and Patras (8 €/sq.m.), as well as in Nea Moudania (7.8 €/sq.m.), among other areas.
On the contrary, the lowest average rent prices are observed in Thassos (4,7 €/τ.μ.), τον Πύργο (5,1 €/τ.μ.), την Καρδίτσα (5,2 €/τ.μ.), την Κατερίνη (5,5 €/τ.μ.), το Άργος (5,6 €/τ.μ.), την Ηγουμενίτσα (5,7 €/τ.μ.), τη Λήμνο (6 €/τ.μ.), τις Σέρρες και τα Ιωάννινα (6,2 €/τ.μ.), την Καβάλα και τη Δράμα (6,5 €/τ.μ.), την Αλεξανδρούπολη (6,8 €/τ.μ.).
Αξίζει να τονιστεί ότι οι υψηλότερες ετήσιες αυξήσεις ενοικίων καταγράφονται στη Νέα Ηρακλείτσα του Νομού Καβάλας (16,7%), στην Καβάλα (12,1%) και στη Δράμα (10,2%), ενώ στη μοναδική περιοχή στην περιφέρεια που παρατηρήθηκε μείωση ενοικίων ήταν στην Πάρο κατά 8,3%.
